We have two rooms available.
Front Room
• The front room is a spacious, light, ensuite room with a standard double size bed (4'6" x 6'3", or 135cms x 190cms). A cotton padded mattress protector is provided. Pillows and duvets are all non-feather, non-allergenic anti-allergy. Extra blankets are provided for the use of our guests as are hot water bottles if needed
• The room is equipped with a kitchenette. This includes a mini fridge, microwave, toaster, and kettle. Please note that there is no hot plate or stove available for the use of guests. Teas and coffee are provided.
• The room has a small flat screen TV.
• En-suite bathroom with shower & WC. Soap and shampoo are supplied.
• The room is cleaned and bed linen and towels are changed on a weekly basis.
Back Room
• This private en-suite room has a single bed, small fridge, microwave, kettle, and toaster. It does not have a hob/stovetop.
• The back room is fairly similar to the front room but with a single bed for single occupancy only. Minimum stay of a week or longer strongly preferred.
• The room has a standard single size bed (3' x 6'3", or 90cms x 190cms). A cotton padded mattress protector is provided. Pillows and duvets are all non-feather, non-allergenic anti-allergy. Extra blankets are provided for the use of our guests as are hot water bottles if needed
• En-suite bathroom with shower & WC. Soap and shampoo are supplied.
• The room is cleaned weekly. Bed linen and towels are also changed weekly. Towels can be changed more frequently if requested.
Rates, Booking, and Cancellations
• Minimum stay 3 nights.
• Please contact us directly to book the best rates, for longer stays, or for other special arrangements. Rates are seasonal, so please do contact for exact rates. But basic rates and long-term discounts are:
Front Room:
£80.00 per night for stays up to 7 nights
£70.00 per night for stays of 8 – 14 nights
£65.00 per night for stays of 15 – 28 nights
£420-450.00 per week for stays of one month or over, according to the season
£70.00 per night for stays of 8 – 14 nights
£65.00 per night for stays of 15 – 28 nights
£420-450.00 per week for stays of one month or over, according to the season
Back Room:
£70.00 per night for stays up to one week (minimum 4 nights)
£400-420 per week for stays of one month or over
£400-420 per week for stays of one month or over
Note: these basic rates are quoted for 1 guest ( + £20/night for extra guest in front room).
All costs are free of any additional taxes.
• Advance booking is essential. To avoid misunderstanding or disappointment all bookings must be secured by a NON-REFUNDABLE deposit. The amount of the deposit depends upon length of stay and seasonal demand.
• Please note that we do not have credit card facilities. The deposit can be paid either via PayPal (at a 5% surcharge), a UK cheque, or by direct deposit to our bank.
• Our cancellation policy varies depending on the length of stay, the amount of advance notice, and seasonal demand. This can be explained to customers on a one-to-one basis at the time of booking. Please feel free to enquire.
Additional details
• Free Wi-fi internet access is available for moderate internet use in both rooms.
• The floor is wood laminate with rugs either side of the bed. The rugs can be taken out if visitors request this due to allergies. Furniture (a chair or desk) can be added or taken out as requested.• Hairdryer and iron are provided for our guests.
• The rooms do not have suitable access for wheelchair users.
The en-suite FRONT room has a standard double size bed (140cm x 190cm). The en-suite
BACK room bed has a standard UK single size bed (90cm x 190cm). Cotton padded mattress
protector is provided in both rooms, as are extra blankets and hot water bottles if needed.
Other than a microwave there are no other cooking facilities.

• No wardrobe, but there are drawers and hanging space for clothes.
• Personal laundry can be done on request for a small charge.
Guest Access, Arrival, and Departure
• The rooms may be occupied after 14.00 pm on the day of arrival but you are welcome to arrive earlier to deposit luggage and collect keys. Check out time is 10.00am on the day of your departure but you may leave any luggage with us for the day if needed. Guests will be given their own key for the front door and their room on arrival and are free to come and go as they please.
• We always ask for an estimated time of arrival (preferably before 21:00) so that we can be sure to be here to welcome you. On arrival we will give you a set of keys immediately so that you can feel free to come and go as you please.
• There is no B&B sign outside of the house as we wish to retain the intimate and discrete feeling of a private home.
• Arrangements can be made to leave luggage before and after agreed check in time.• One off street parking space is usually available immediately in front of the house.
